7 Steps to Buying a House
-
Request a list of lenders from
Jefferson Parish Finance Authority
or call (504)736-6311.
-
Choose a lender from the list and make
an appointment to get pre-qualified for a loan (and learn how much of a
loan you qualify for $$$).
-
Enroll
and satisfactorily complete the Financial Fitness Class and the
First-time Homebuyer Training Certification Class.

-
Choose a real estate agent to help you
find a home in the neighborhood of your choice.
-
Negotiate a purchase agreement with
the seller after finding the house you like. Having your
realtor include a contingency clause to protect your earnest money
deposit stating: "This offer is predicated upon the successful
receipt of a Jefferson Parish First-time Homebuyer Purchase Subsidy
for the purchase of subject property."
-
After the seller accepts your purchase
agreement, provide a copy to the lender so they may begin processing
your loan.
-
Lottery winners must complete the Preliminary Application Form for the First-Time
Homebuyer Assistance Program with supporting documentation.
Once the Preliminary Application is accepted, Community Development
will arrange an in-person review. Eligible 2010 First-time
Homebuyer participants must also provide a $1,500.00 down-payment.
Community Development will call lottery
winners according to their assigned positions to make an appointment to
begin the application process. A determination
will be made of your income eligibility and an inspector will verify the
property meets HUD's Housing Quality Standards (HQS).
